Great Basin Ventures, LLC is a private real estate investment and development company based in Utah. The multi-property entity was formed in 2020 to acquire, own, and lease industrial warehouses and commercial real estate.
Our Team
Scott Frederickson – President, Board Member
Scott had been on the leading edge in the tax industry for 27 years. Most recently Scott was an Equity Partner at Haynie & Company, CPA’s, a top 100 firms in the US. Scott specializes in strategic planning for high-net-worth families and entrepreneurs as a key member of his client’s family offices.
Prior to Haynie, Scott served as Tax Director for a National Tax Practice, DuCharme, McMillen (DMA) focusing on tax-recapturing solutions for his Fortune 500 clientele.
Scott began his career working his way up through the ranks at Ernst & Young (EY), hired as a Credits & Incentives Tax Manager. This team focused solely on capturing tax credits and securing Government Grant funds for clients. Scott graduated from the University of Utah.
James Overturf – Partner, Board Member
James Overturf is a former executive with Extra Space Storage, the second-largest owner and operator of self storage properties in the United States. During his tenure, the company grew from 12 properties in 1999 to over 1,900 when he retired in June 2020. James held numerous roles with the company including roles in capital markets, investor relations, marketing, operations, real estate, and technology positions.
James played a key role in taking the company public on the New York Stock Exchange in 2004, and he helped lead numerous acquisitions and capital-raising initiatives including credit lines and secondary stock offerings. At the time of his departure, Extra Space Storage had an equity market capitalization of over $13 billion. James is a graduate of Montana State University.
Dane Carlson – Partner, Board Member
Dane Carlson is President of Carlson Distributing Inc., a beverage distribution company based in Salt Lake City, founded in 1974 by his father. Dane has worked at Carlson Distributing since 1992 and has been President since 2002. As President, Dane has overseen the largest growth in the company’s history. Under his leadership, the company’s sales have grown to over $100 million annually.
Carlson Distributing owns the rights and represents 68 manufacturers, over 600 brands, and 900 SKUs for the state of Utah including Coors, Corona, Guinness, Miller, Modelo, Sam Adams, and White Claw. The company distributes products to one of the largest, most geographically dispersed markets in the United States, and it operates three industrial warehouses in Utah. Dane is a graduate of the University of Utah.
Bill Van Pelt, IV – Board Member
Bill Van Pelt, IV provides strategic leadership to The Mid-Continent Companies, Ltd. located in Houston, TX. In addition to board and management responsibilities, Bill manages a significant number of client assignments throughout the country. Bill has more than 30 years of experience working with the most complex business and estate planning situations involving the owners of family-controlled private and publicly held companies.
Bill also serves as Chief Compliance Officer of the company’s wholly-owned broker dealer, has extensive board experience, and currently serves as a director of several market-leading companies in the financial services and marine products industry. Bill graduated cum laude from Boston College.
Jackie Carlson Overturf – Partner, Board Member
Jackie Carlson Overturf is Vice President of Carlson Distributing Inc. Jackie has worked at Carlson Distributing since 1990 and has been Vice President since 2002. She has assisted in the largest growth period in the company’s history.
Jackie is responsible for back-office functions including receivables for Carlson Distributing. Jackie is a graduate of the University of Utah.
